Irrigation System Flooding in Kailua?

  • Find your main sprinkler system valve and shut it off
  • Once you shut off the sprinkler system valve, look at the low flow indicator on your water meter. If it keeps moving, the water leak is inside your home.
  • If the low flow indicator stops moving, the leak is in your main sprinkler system pipe
  • To check for visible irrigation system leaks, turn off your sprinkler system valve and wait at least two minutes. This allows the main sprinkler system pipe to refill with water.
  • Go to your controller and turn on the zone. Go to the zone you turned on and listen for water running.
  • Do you see water bubbling up from the ground? Are there any wet spots or pooling of water?
  • Look for broken sprinkler heads in the zone. If water is not hitting the target area or flowing out of the sprinkler heads, you will need to replace the sprinkler heads.
  • Repeat this process for each zone in your irrigation system
  • Call a certified irrigation contractor if you can't fix the problem by replacing the sprinkler heads

Caulking of Air Conditioning Unit Sleeve: Look for any gaps, cracks, or other damage that indicates improper caulking around the edge of the sleeve to the exterior of the building. This increases vulnerability to water entry.

Orientation: Tilting the air conditioning unit sleeves slightly (two degrees) towards the exterior wall can significantly reduce the water’s entry.

Weather Stripping: Proper weather stripping between the air conditioning unit and the sleeve can reduce the water from entering.

As the grease cools off, it will solidify either in the drain, the property owner’s line, or in the main sewer causing the line to constrict and eventually clog.

This picture is from an emergency water restoration we did in Michigan. The roof had a leak that was not repaired, and the water continued to enter and saturate the roofing structure and ceilings until the ceilings collapsed under the weight of the water.

We tarped the roof to minimize secondary damage to the home’s interior rooms and cleaned up and removed the debris when we arrived. We extracted the water from the room and set up drying equipment. Once the room was completely dry, we repaired the roof and ceiling drywall and repainted it. Now you would never know there had been water damage!

According to the Insurance Institute for Business and Home Safety (IBHS) faulty supply lines, toilet flanges, fill valve assemblies, or toilet backups and overflows were attributed to 78 percent of water damage from toilets. Here are some loss prevention and maintenance tips from the IBHS: 

Be patient after you flush and wait for the valve to completely finish refilling the tank and bowl.

If an overflow looks imminent, lift off the tank cover and lift the float to shut off water flow to the tank, and then turn off the supply valve.

Twice a year, inspect a toilet’s components, such as the fill, supply, flush valves, and the supply line. Make sure you can turn off the supply. 

If you have older screw-type valves that are hard to turn or start leaking, consider replacing them with simpler ball valves that are easy to shut off quickly.
